Objectives

This investment aid aims to support SMEs in making significant improvements to their real estate assets. Eligible projects include the construction, renovation, or expansion of buildings used for industrial, craft, or tertiary activities. The program encourages sustainable practices by providing additional bonuses for projects that focus on environmental impact management.

Beneficiaries

This scheme is available to:

• Industrial, craft, and service SMEs
• Associations in the social and solidarity economy, including those recognized as insertion or adapted enterprises
• Real estate investment companies (SCIs) if they are predominantly owned by the enterprise or its main partner
• Mixed Economy Companies (SEM) involved in leasing or rental projects for eligible enterprises.

Excluded are micro-entrepreneurs, liberal professions, retail businesses (except necessary goods street trading), and agricultural enterprises.

Eligible operations

Eligible investments include:

• Construction, renovation, or extension of industrial, craft, or tertiary buildings
• Site development and construction works linked to professional activities
• Acquisition of materials from local supply chains, such as local timber
• Acquisition and fitting out of buildings justified by the business project
• Fixed equipment considered as real estate by destination, like overhead cranes and insulated partitions
• Landscaping related to the building’s external development
• Environmental impact-related works, such as water recovery and soil de-sealing
• Project-related costs, including fees for project managers and notaries.

Not covered: simple repairs, partial renovations, reconstruction after damage, and photovoltaic panels.

Eligibility conditions

Eligibility criteria include:

• Enterprises must have been in existence for at least 3 years; those younger may qualify subject to financial analysis
• Minimum expenditure threshold of €5,000 excluding VAT.

Grant amount

Grants are capped at €55,000, with additional bonuses of €2,500 for CSR projects and €2,500 for investments managing environmental impacts. This funding can significantly enhance your investment capacity in real estate projects.
